Floor sq ft or wall sq ft?

A 12 × 12 room has 144 sq ft of floor and 384 sq ft of wall at 8 ft (48 ft of wall × 8 ft), before doors and windows. Angi's $2–$6 per floor sq ft gives $288–$864 for that room. Xactware's $807–$1,350 per 1,000 sq ft of surface is about $0.81–$1.35 per sq ft of wall and ceiling.

Same room, two honest "per square foot" prices. That's why quotes look miles apart.

What moves the number

• Labor: Angi puts it at 60–90% of the bill. Ceiling height, trim and prep move it most.
• Coats: Xactware goes from $545–$911 for one coat to $807–$1,350 for two, per 1,000 sq ft.
• Paint: Angi gives $20–$70 a gallon, covering 300–400 sq ft. On a pro job it's the small line.
• Condition: patching, stains and dark-to-light changes add prep and coats, so hours.

Doing it yourself: paint for one room

Wall area × coats ÷ coverage, plus 10%. The 12 × 12 room is 333 sq ft after one door and two windows. Two coats at 375 sq ft per gallon is about 2 gallons. Run your rooms in the paint calculator.

• Which sq ft: floor, wall, or wall plus ceiling?
• How many coats? Is primer in?
• Ceiling, trim and doors: in or out?
• Who patches, and who moves the furniture?
